This scheme for Sanctuary Housing Group comprises 17 affordable flats on the site of a derelict warehouse, bordering the Morningside Estate in Hackney. The building form and internal spaces have been designed to optimize daylight with carefully considered orientation, large windows and the inclusion of generously sized balconies and a fifth floor communal roof terrace to provide amenity space with views across London. Construction materials and procedures were chosen to achieve high quality within a constrained budget. Pre-fabricated SIPS (Structural Insulated Panel System) allowed a substantially faster build than traditional methods, whilst also providing high levels of thermal performance with reduction of long-term energy costs. External cladding consists of lightweight terracotta tiles carefully designed to inject much needed visual interest and colour into the cityscape.
